Black and White Bedroom Love

I love all the black and white touches in this bedroom. The black lampshades (my favorite) and black upholstered cornices against the black and white patterned wallpaper are perfect touches. via

Cabinet Perfection

I love this corner of a great kitchen.  Corners can be awkward but this thoughtful design pulled it off perfectly. via

Window Shade Love

The natural light in this photo is amazing. Bring back the roller shade. I have always loved them. via

Beautiful Bathroom

I love it all. The paint colors of the walls and  cabinetry with painted knobs, the upholstery fabric on the seat, the cafe curtains and the checked fabric, the framed mirror. the penny tile floor and the large shower with marble walls and a window. If I missed anything, I like that too. via

Horse Trough Tub

This horse tough has been heavily enameled so it will never rust. I cannot tell whether or not it is galvanized metal but it probably is. I love it. Found here. The rest of the room is equally amazing.

Real Estate Staging Before and After

This is a before photo. The previous tenant was storing his furniture in the master bedroom and after one year he removed all of the furniture with almost no notice.

Being the resourceful person that I am, I remembered that my friend had a beautiful nickel silver king sized bed stored in her finished basement. She could not use it when she moved to her new house. In the flash of an eye, she and her husband delivered it and the rest is history. We already had the mattress and box spring and bedding which went together nicely the next day.

The sofa, leather chair and ottoman, and framed print were removed too. I was left with a completely empty room.

This beautiful sofa was in an upstairs bedroom where there were two sofas. I took the most beautiful one and it looks perfect between the twin built-in cupboards. I think the room looks nicer than before. There was a Victorian marble-top dresser in the spot where you see the black bench. This is an example of "A day in the life of the listing agent." The owners have no idea! I would have had to pay a stager a fortune. I researched buying a bed frame but they cost $275. So all of the above was $FREE. Click photos to enlarge.

Rustic New Bathroom with Stone Wall

I love the idea of this dry stacked stone wall, weathered barn board door and flooring, and the overall feel of  this bathroom. It looks to be low upkeep but I wonder; would spiders start living in the wall? I would take the chance rather than fill in the spaces with mortar. The old lumber used for the lintel over the window and the ceiling beams complete the wonderful craftsmanship. via

Wonderful Room with Rag Rug

This colorful rag rug just makes this room, doesn't it? I love the draperies edged with ball fringe too. I am trying to figure out the easy chair in striped fabric with green cushions. Are the arms freestanding? It's very interesting and looks comfortable. I love the gathered skirt.

New Arrangement in My LIving Room

I have done some major rearranging in my living room all because of my television. I recently bought a used but not abused Apple TV from a neighbor. It is third generation but it works wonderfully well and I am able to stream shows from my iPad to my TV. I have also joined Acorn TV with a one year subscription and am enjoying it thoroughly. I moved my largest sofa beside this antique tiger maple sewing stand because the companion sofa you see in this sofa was not long enough for naps and not as comfortable as my longer one that was formerly between my French doors leading to my balcony. I had to rearrange my lamps too. All of them. I bought this vintage cocktail shaker lamp with the hand-painted shade months ago at an estate sale. It has been up in my attic waiting for a home and got one this week. I am not a drinker but loved this lamp. I have a large collection of decanters all across the top of my bookcase so the martini glasses drawn on each panel are still appropriate. They don't even show when the lamp is turned on. It has a small bulb and casts a beautiful glow that is not too bright for TV binging. I am very happy with everything and will post more photos from time to time. I had many early morning errands to run this morning regarding real estate and I'm not finished yet. It's still too hot to work outside and I am thankful for my central air. I keep it at a high setting and turn it off at night and open the windows when I can. Otherwise a fan in the bedroom is all I need. Stay cool. and wear a mask when you go out xo

Best Porch Swing

via
This swinging sofa on a three season porch looks delightful. I think it would be perfect for long summer naps if the cute little dog would be willing to share.

Very Nice Home Office

The arrangement of this home office is very pleasing to my eye. The large mirror on the wall enables the sitter to see who is entering the room even though the chair is facing the wall. This chair placement is against all the rules of feng shui:
What a “Study Desk Back Facing Door” Means in Feng Shui. Your back should be supported by a solid wall when sitting at your study/office desk. If you have your back facing the door, it will have negative effects like: It will give you a sense of insecurity and you will be easily distracted.
I have also read this chair placement is back luck because someone can sneak up on you and stab you in the back. And if you love watching mysteries as much as I do, you know this is true. Smiley face.

Home Office designed by Katie Holmes

I love this room, especially the centered window flanked by bookcases and closed cabinets. The only fault I can find is with the lamp with cord photoshopped out. There really is no place to plug it in, is there? I really doubt it's cordless but if it were, the photo would be perfect.

I have been self isolating since a client tested positive for Covid-19 after a real estate showing. I am fine and all precautions were in place. I will be free to go out in a few more days. Take care and stay home as much as possible. There is so much to do in the spring, there is no time for boredom. Have a great long Memorial Day weekend too. xo

Curated Pantry and Deer w/ Birds

I have further curated the left side of my pantry. The shelf brackets denote the center of this room. I still need to work on the other side where my desk is located with a window overlooking my front garden. I am feeling good about this side and it's working nicely to keep my farm table free of clutter. Success!!! I have posted in the past about my monogrammed copper pots on the top shelf.

I have no idea when this photo was taken or whether or not I have already posted it. Chances are, it's from last year because the buttercups haven't started to bloom yet this year. Anyway, I saw a similar scene in this very spot this week only there were three deer and no birds on the post.

My Favorite Bathroom Ever

There is so much to love in this Christopher Peacock bathroom. Where should I begin? Let's put it this way, I love everything. There is a showroom nearby in Short Hills, NJ and I found this photo on their Instagram. I have seen numerous Christopher Peacock kitchens when touring Broker Open Houses but never a bathroom of this caliber. It's simply stunning.

Royal Nap: The Most Noble Andrew, 11th Duke of Devonshire

The Most Noble Andrew Cavendish, 11th Duke of Devonshire napping in his library at Chatsworth. via
I have posted this photo before but since we are all staying at home and spending a lot of time on our sofas, I thought you would enjoy seeing it again.
He once told an interviewer: "Wonderful things have happened in my life — it's time my son had his turn. When I was young I used to like casinos, fast women and God knows what. Now my idea of Heaven, apart from being at Chatsworth, is to sit in the hall of Brooks's, having tea."
