Thomas Jefferson Triple Hung Window

Here's another window that doubles as a door when you open it from the floor. It wasn't long ago that I'd never seen one but now that I'm looking I see them more and more. What a great idea. Isn't this paneled room fabulous? See you later. via

Great Reading Area Under the Stairs

Isn't this a clever use for an entrance hall. I love the bookshelves going up the twisting stairs and on the landing. More interior photos of this 18th century farmhouse here.

Have a great weekend. See you later. xo

Dining Room in An Old House

I love all the architectural elements in an old house, don't you? Board and batten doors, wide floor boards, winding staircase, and the furniture too. I love rush seat chairs and trestle tables. via

House Tour in The Hamptons

I love the farm table in lieu of an island.

I love this arrangement of twin beds and the wallpaper too.

The hedges in the Hamptons are like no other. Tour the rest of this delightful summer home via Lonny Magazine here.

Bunny Mellon's NYC Townhouse

The 11,100-square-foot, 14-room townhouse at 125 East 70th Street, built in 1965 by banking heir Paul Mellon and his wife, horticulturist Bunny Mellon, is under contract with an asking price of $46 million. Sotheby's is the listing agent. The contents were in the recent auction of Bunny Mellon's personal belongings. I recognize some of the interior pieces from the auction catalog here. There are many more photos of this lovely townhouse here showing more of her exquisite town and country taste. I'm not a jewelry person but for those of you who are, see her auction of jewels and objects of vertu here.

Love this Lamp

This lamp on a library table is perfect, isn't it. Plenty of light and no glare. Do want!! via

Dining Room with Butler's Pantry

I have always loved a good butler's pantry even without the butler. It's such a great decompression room between the kitchen and the dining room with special places for the finer dishes, glassware and serving pieces. Most of them have dishwashers and sinks so they can be used for flower arranging too. This one has a wet bar and it's all set up for the holidays. via

Old Home to Be Demolished by Buyer

I've always loved this circa 1806 house. It's not visible from the road so most people in the area won't even miss it when it's torn down but I will. I had to drive by one more time to memorialize it and preserve my memory. I'm very sad that the new owner has chosen this path. Such a sad conclusion for what could have been a wonderful restoration. I'm glad it wasn't my listing.

My New Listing

This circa 1780 home was moved to its current location in the village of New Vernon NJ 07976 in the mid 1800s. It is several doors away from my office and it is desperate for a new owner since it's been vacant since 2002. Cross your fingers for it and for me. I put the listing in the MLS yesterday and I'm waiting for my phone to ring but it hasn't. The dwelling is gutted inside so it's a real project for an old house lover or a commercial enterprise. I hope someone with a wonderful vision steps up to save this beautiful survivor with such great bones. It is zoned for business and residential and would be a wonderful place to live and work. It has a great feel inside with high ceilings, many new windows, and new framing installed by Amish post and beam barn builders. The tin roof was removed and replaced with hand-split cedar shakes. The old siding was removed to expose the original clapboards. The fully-floored walk-up attic is an amazing space. I'll keep you posted on the activity. See you later. Maybe this historic home called The Academy has been holding out for someone to love it again.

Soaking Tub in a Museum Setting

It's very elegant, isn't it? The floor looks like old linoleum. I love a good hot bath in weather like this. Today we have rain that promises to continue all day long with wind tomorrow to help us dry out. I watched a weather report on TV this morning and the reporter said SNOWVEMBER occurred in the deep south. Is this true? Yikes. I am definitely not ready for the first four letters. My cottage is much warmer today since I performed my annual ritual yesterday on my ceiling air conditioning vents. I have decorative cast iron covers that don't open and close. They are open all year round and all the warm air goes up them like an open chimney. I have struggled with different fixes and several years ago I thought of cutting freezer paper to cover them. It worked like a charm so that was my project yesterday. I cut new pieces and affixed them with ATG double-sided tape with a special dispenser I have from my picture framing days. It went quickly and now my drafts have gone away. I'm so happy. Where there's a will, there's always a way, right? Have a good weekend and say hello to November. Don't forget to set your clocks back tonight before you go to bed. xo via

Don't Forget to Bring Your Plants Inside Tonight

It's supposed to get cold tonight and I must bring two geraniums inside for the winter. Did you bring in the things you want to overwinter yet? It's time! Aren't these topiaries pretty on this antique wire plant stand? It's in the perfect spot too. xo
